Agents have new options to instantly upload real-world room images into AI-fueled virtual staging platforms. This enables them to market homes in a way that digitally superimposes furniture, décor and design upgrades.

The Mechanics of AI Staging

The journey starts when realtors or home sellers would use their own devices to upload images of their homes onto a staging program. The AI further develops these imagery and then the neuro-architectural system automatically adds multiple digital interventions. Based on the platform being utilized, agents can now get several staged choices in hours or even minutes.

Borja states, “AI has really enabled sellers of any price point to leverage staging, whether it’s AI or physical, to really help market their property.” Agents like Krista Watterud at Dickson Realty are using side-by-side comparisons. Matthew Ping, principal broker at Porcupine Real Estate in New Hampshire, notes that transparency is the key to this new paradigm. “The key there is transparency and making sure the photos are labeled as AI staging, versus what a house really looks like,” Borja explains. Ping adds, “You can say that this might be an AI image, so when we get there, don’t be surprised if you see something different.”

Despite some skepticism about the authenticity of AI-staged images, more than 80% of buyers’ agents believe that staging helps buyers picture properties as their future homes. “That’s where you can bring value to your buyers,” Ping remarks. This shows that even as technology changes the landscape of real estate marketing, the core objective remains the same: helping clients visualize their future homes.

As technology continues to evolve, the implementation of artificial intelligence in real estate marketing will become more prevalent. Borja notes, “I definitely think it’s an evolution and not a revolution.” She said that real estate agents will gain new tools as AI continues to be integrated into various facets of business. These tools will enable them to double down and magnify their marketing efforts.
